Picture a condo viewing. The lights are warm, the curtains are open, and every piece of furniture fits. You can already see yourself living there.

Then you notice what will remain after the furniture leaves: the building across the road, the position of the entrance, and a bedroom with only one usable bed wall. Those details deserve your attention before you reserve the unit.

Begin outside

In Master Judith’s practice, a property assessment begins with its setting. The building, nearby forms, approach, facing, and interior layout belong in the same review. A photograph of a tidy living room gives only a small part of that picture.

Walk from the road to the lobby and up to the actual unit. Look out of each main window. Photograph the view straight ahead and to each side. Notice changes in ground level and nearby structures. Give the consultant enough context to understand where the unit sits.

Separate what can change from what stays

A sofa can often move. A bathroom, structural wall, entrance, or building orientation usually carries a different level of cost and permission.

Mark fixed features on the floor plan. Ask the building manager about renovation rules. If the only suggested improvement would require work the building will never allow, that limit belongs in the decision now.

Compare the actual units

Two units with the same advertised floor area can face different surroundings and have different room positions. Keep each unit’s floor plan, photographs, floor number, and location together. A consultant should be able to tell which view belongs to which plan.

Leave room for the whole decision

Write down three things after the viewing: what you liked, what you can change, and what you would have to live with. Then check the price, condition, building rules, and daily travel with the people qualified to help.
